Money And How To Move It

IMPORTANT: The rules below are for most financial institutions and has been our experience with Canadian Banks.
Before Arriving
Do not put money in the US before you arrive.
Do not move money into America before arriving! We have discovered that it's a major hassle for you to wire money from your US bank to a title company when you are physically in Canada. This doesn't sound intuitive but trust us, leave your money at home.
Money
When You Arrive
Recommended Banks
While you are in the states, this is the best time to set up a bank account. You will need 2 forms of ID and usually about $50 in cash to open an account. If you have an LLC or LLP already set up with a "registered agent", we recommend that you use that address.
During Escrow
Get Electronic Funds Established

You will wire funds from your Canadian bank directly to the title company for your earnest money deposit and the balance of funds when you close.

We do recommend that you set up an account with Intuit to enable you to send and receive money electronically.

Moving Money
IMPORTANT: Intuit requires an address in America to establish an account. You may use our address if necessary: 5841 E Charleston 452, Las Vegas, NV 89142
After Escrow
If you are using one of our recommended professionals to manage your LLC here in the states, money will be sent to you via Intuit.

Warning: We do not accept or transmit funds through the US mail. Mail takes anywhere from 2 - 3 weeks to deliver and sometimes goes missing entirely.

Same news and there is no end in sight. Unless you are a primary buyer, you are better off looking at alternative types of real estate like commercial or multi-family.
 
Mortgage holders who are paying late are decreasing but overall Nevada leads the country in percentages.
 
Interestingly enough the bust in the economy wiped out many trades who are in high demand now.
 
Land sales have nearly quadrupled as builders scramble to find ways to meet the high demand for housing.
 
We are recommending to all our investors to purchase the right kind of commercial. Namely single occupancy professional buildings and mom & pop strip malls.
 
I find this a little surprising and guessing that this surge is a result of a few businesses taking advantage of the low land prices.
