A
Lease / Options 50% of the option fee to find a buyer/ tenant who wants a lease with an option to purchase your property. This gives you the most cash out of your property as your tenants are responsible for most repairs and they pay a monthly premium. You also get better quality tenants. Optional - If you want us to collect your monthly income and handle all your service calls, we only charge 5%.
There is a small chance you can lose money at the end of a lease/option. Owners cannot be "upside down". Lease/options are not available for multifamily units.

10% of the gross income. This page describes all the features included in full service.

Foreign nationals must have a EIN# if they don't want us to withold taxes. Foreign nationals without an EIN must use our preferred CPA so taxes are done properly.

Same news and there is no end in sight. Unless you are a primary buyer, you are better off looking at alternative types of real estate like commercial or multi-family.
 
Mortgage holders who are paying late are decreasing but overall Nevada leads the country in percentages.
 
Interestingly enough the bust in the economy wiped out many trades who are in high demand now.
 
Land sales have nearly quadrupled as builders scramble to find ways to meet the high demand for housing.
 
We are recommending to all our investors to purchase the right kind of commercial. Namely single occupancy professional buildings and mom & pop strip malls.
 
I find this a little surprising and guessing that this surge is a result of a few businesses taking advantage of the low land prices.
