We really appreciate your trust in us to manage your property! Here is a simple checklist of items that we need from you.
Checklist For Properties WITH tenants.

Leases
We will need their leases. If you don't have a lease and/or they are month to month. We will need to know how much they are paying now AND their names are and contact information. Email addresses would be a huge bonus.

Contact Info
Some leases don't have accurate tenant information. If you have the last tenant information, that would be terrific.

Section 8
If your tenants are currently involved with a section 8 program but payments are being sent to the previous owner, you will need to send us these things:
- Photo ID / Driver's License
- Voided Check
- W-9 (we usually get that from you when we set up your account)

Keys
You may or may not have these depending on how you are handing this property off to us. If you don't have keys, don't panic, we may never need them. If there is an eviction involved, you will be charged $120 for a locksmith to join us in the eviction drama.

Inspection Report
If you can find an old one, that would be excellent as it gives us a frame of reference for your property. We get properties in all states of condition and it would be helpful if have something to start with.

Home Warranty
If your property has one, we need that for our files in case the tenant calls us instead of the warranty company. We also need to know who is paying for the service call. If your tenants pay for the service call, we need to know.

Recent Repairs
Did someone do work at your property recently? We need that information in case those repairs were not completed properly.

HOA Docs
By law, if your property is in an HOA, we are required to give this to your tenants.  This is without a doubt going to be your biggest headache. We need this in electronic form AND they are usually files that are too big to send via email. We will provide you with an electronic "Dropbox" that you can put it in if you are unable to zip them up into a file. If you send us a paper verson, we charge $50 to scan the package.

Intuit
You will need to get set up on Intuit to receive funds. This method of receiving payment only costs 50 cents a transaction AND enables you to easily track who is paying. This takes about 10 minutes to set up and 6 days to get approved.

Same news and there is no end in sight. Unless you are a primary buyer, you are better off looking at alternative types of real estate like commercial or multi-family.
 
Mortgage holders who are paying late are decreasing but overall Nevada leads the country in percentages.
 
Interestingly enough the bust in the economy wiped out many trades who are in high demand now.
 
Land sales have nearly quadrupled as builders scramble to find ways to meet the high demand for housing.
 
We are recommending to all our investors to purchase the right kind of commercial. Namely single occupancy professional buildings and mom & pop strip malls.
 
I find this a little surprising and guessing that this surge is a result of a few businesses taking advantage of the low land prices.
