Tenant Placement
1 Month Rent If you don't want us to provide "Full Service" property management, you can hire us just to find and screen your tenants. We do all the Craigslist postings, showings, screenings and background checks. You will not have the option to screen them yourself. HOWEVER, if we find your tenant and they need to be evicted, we will do the eviction free of charge. We stand behind my screening. We do not do Section 8 placement.
Evictions
$300

This includes the 5 Day Notice, Summary Eviction Drama and going to court if necessary. Most of our evictions are "elegant departures." Contact our investor references if you like. If you need us for a specific eviction task, here are the prices:

5 Day Notice

Door posting and certificate of mailing.
Summary Eviction
$150
Includes court filing and meeting the constable.
Court Appearance
$150
Includes dressing up and waiting for hours on end.
Lock Change w/Keys
$50
Mail us the keys and we will change the locks.
Lock Change no keys
$150
Hire a locksmith to break in and change the locks.
Renovations
5% We have a clue on what things cost and who to hire. If you want us to manage a renovation, we charge 5% over invoice.
Weekly Pool or Yard Maintenance
5% If you want me responsible we charge 5% over invoice. We don't care if you want to hire your own folks.
Repairs
5% We have access to vendors who actually show up. We charge 10% above invoice and you can approve the estimate prior to the work. Non emergencies are things like appliance repair, hot water replacement, yard water leaks, or anything that can wait a couple of days.

Same news and there is no end in sight. Unless you are a primary buyer, you are better off looking at alternative types of real estate like commercial or multi-family.
 
Mortgage holders who are paying late are decreasing but overall Nevada leads the country in percentages.
 
Interestingly enough the bust in the economy wiped out many trades who are in high demand now.
 
Land sales have nearly quadrupled as builders scramble to find ways to meet the high demand for housing.
 
We are recommending to all our investors to purchase the right kind of commercial. Namely single occupancy professional buildings and mom & pop strip malls.
 
I find this a little surprising and guessing that this surge is a result of a few businesses taking advantage of the low land prices.
