How much do you charge?

  • $1000 Set Up – This includes professional photography, setting up manuals and putting the property on at least 3 platforms.
  • 12% – 30% Per Month – You will need to consult with your agent for a quote. Properties have different rates because some or more difficult than others.
  • $120 – $300 CleaningThis is paid by your guests. Once we see the property and establish what’s required, we will let you know. 
  • $30 For Maintenance Events – We charge $30 over invoice for repairs. Unlike our competitors, you see the invoice we paid in your statement. We are completely transparent.
  • $14 For Recurring Invoice – We charge $14 over invoice for purchasing supplies and necessary items. This usually happens about once or twice a month depending on guest stays.
  • $10 For Recurring Utilities  – If you want to pay your utilities, this goes away.

What is included in your services?

Regardless if you are short term (less than 30 days) or medium term (longer than 30 days) this is included:

  • Experience – We have over 20 years experience in property management. We have seen it all and we know how to handle every event imaginable.
  • Team of Professionals – We do this ALL THE TIME with a handful of trusted vendors who handle everything from cleaning, plumbing, electrical and minor repairs.
  • Rated Super Hosts – When guests / tenants look for a places to stay, they will lean towards a company that has an excellent reputation. They don’t want surprises and will stay at a location that has excellent reviews.
  • Monthly Reports – At the end of each month, you will know how much revenue was earned and what expenses were incurred.
  • Peace of Mind – When a plumbing event happens at 7pm on a Saturday night, you are not going to be stressed about knowing how to solve the problem or who to send. We have 24×7 maintenance support and generally answer guest booking inquiries 20 hours a day.

Yes. We will generate a contract that spells out the terms of who is paying what. Generally these end in December because we review our rates and pricing then and decide if there will be any changes. You can quit at anytime. We don’t hold customers hostage. There are no penalties and we will wrap her up when your last guest leaves.

No. We trust you will reimburse us for repairs. Unlike our competitors, we are not going to require you put money down for us to use at will.

Networking, Overflow and Repeats. We are plugged in with a lot of corporate housing providers and insurance companies. They come to us because we make it easy for them. Some of our guests end up staying longer than they planned so we move them to our other units if they can’t stay longer in the one they booked. We also have a lot of repeat customers who love our service and ease of booking directly.

Yes. Many of our repeat customers book directly on our site: “RESTINVEGAS.COM.”

Yes. You will just notify our scheduler when you are coming. When you leave, our cleaners will take care of everything. You will have to pay that cleaning fee. We stopped allowing owners to clean years ago because no one has ever met our standards for clean.

Yes. Cleaning fees will vary depending on the size and complexity of your lodging. A 3 bed, 2 bath house about 1400 square feet runs about $230. That includes cleaning and linens. That number will change as we dial in your property. Little piggies who leave your place a mess may cost more.

On or about the 25th of the month, we will send money to you electronically. We take all the income and subtract all the expenses to determine how much money to send you. We send that money to you electronically. Your owner portal also enables you to see vendor invoices so you can dig deep into anything you want.
