$50 Per Door – Covers the cost to update tenants, post notices and teach new payment / maintenance procedures.
$1000 Video Surveillance – Optional but recommended for any complexes that are more than 8 units.
$100 Utility Set Up – If you want us to manage your common area utilities.
Monthly
$50 Per Door – Includes collections and 5 day notices.

$5 per Utility – We mark up $5 on all utility bills.
Evictions (This page explains how these work)
$35 Five Day Notices – We pass this cost initially to the tenant. If the tenant doesn’t pay this and we have to evict them, you will be paying this.
$80 Justice Court Fees – We pass this cost initially to the tenant. If the tenant doesn’t pay this and we have to evict them, you will be paying this.
$200 Per Court Appearance – If we get a “Fighter” and have to go to court, this is extra.
$100 Constable Lock Out – This is the most common eviction cost for tenants who don’t fight but think we are just going to go away.
Maintenance
Since we don’t have employees, we charge you for vendors that are used for rehabs and maintenance in general. Service calls are usually about $30 plus the cost of the vendor. For example, if a water heater goes out and a plumber charges us $650 to replace it, your cost will be $680. This page explains our maintenance processes.<<<<<<<—link
Custodians
Every multi family property that we manage has one designated custodian. This custodian gets a discount in rent ($25 – $100) and in exchange they are responsible for maintaining the grounds, showing vacant units and/or providing light maintenance services if they are qualified. Custodians are not allowed to collect rent. Their role is to provide eyes and ears on the property.
