    Las Vegas home prices take slight dip, but number of sales increases

    The median sales price of single-family homes in Las Vegas was $235,000 in August, down $1,000 from July but 6.8 percent higher than the August 2015 price of $220,000. 3,102 homes were sold last month, up from 2,837 in July. We are heading into the dead zone of winter where we can expect prices to drop a few points until the spring.

Las Vegas scored 56.98 points, giving it its No. 4 rating. The top three metropolitan areas, in descending order, were the Portland, Phoenix and Atlanta metropolitan areas. The cities had scores of 60.85, 58.01 and 57.55, respectively.

Property Management Software Change This Winter

We have selected Appfolio as the software management platform we will implement over the winter. Data will be ported over starting in October and November we will start operating with a few properties. Our goal is to have 100% of the properties operating under the new system by December 1st. December is the slowest part of the season so we will have time to educate our clients, tenants and staff. The software will be more reliable, easier for owners & tenants to use and save money. HOWEVER, there will be some hiccups so please hang with us during the holidays.

Building Rehab In Progress

Our humble office building that we have owned for 3 years is finally getting a make over. Framing is completed and stucco is being applied. Painting and new asphalt should be completed about the first week of October.
